Marketing System (part one)
- Pre-Inspection: We would like to walk through your home with you and talk about what the strong selling points of your home are from your perspective. It is especially important the emphasize the things you love about your home, any improvements that have been done since you have owned the home and what you feel the strongest selling points of your home are. We will also be conducting a visual inspection of your home as part of our statutory disclosures.
- Photos: We generally take between 40 and 50 digital pictures of a property in sequence. We will then sort through the pictures and select only the best shots that represent the property in the best way.
- MLS: We will place the property for sale on the multiple listing service with the maximum number of photos and property description. (It is a proven statistic that more than 80% of properties are sold by other real estate professionals). We will then review the completed MLS printout together and make any necessary adjustments.
- Office Tour / Brokers Tour: We will pitch the property for sale to our office followed by an office tour at the beginning of the week. We will then pitch the property to the local real estate board at the weekly board meeting and hold it open for the broker’s tour that follows. This is a very important step in marketing a property to other brokers and agents.
- Pricing: We will assist you with determining where to price your property in order to be competitive in the open market. We will go through a details and complete market analysis in order to understand the fair market value of your property. This will help us to sell the property in a reasonable amount of time and keep in tune with the competition.
- On-line Marketing: We will create and distribute a full color flyer to more than 10,000 other real estate professionals and brokers advertising your property for sale. The same flyer will also be distributed to our internal marketing department and will go out to more than 500 real estate professionals in our company. This helps us to insure maximum exposure in a very short period of time. Our listings our displayed as featured properties on more than twenty other real estate portals (including trulia, yahoo, google, realtor.com and several others) We also have our listings featured on our web sites along with remax.com, craigslist.org, and sfgate.com.
- Marketing Materials: We only use first class marketing materials and full color for our listings. We make sure our listings our shown in the best possible fashion and realize there is never a second chance to make a first impression.
- For Sale Sign & Post: We will place our custom made for sale sign and post on the property for sale. This has direct and indirect contact numbers, our web site information and an automated information line giving details about the property.
- Call Capture System: Team Enterprise has specific recorded information about our listings and this system will capture who is calling and notify us via email and mobile phone. This system allows us to never miss a potential buyer and the ability to contact them directly. Call capture also allows potential buyers to connect directly to us at that time to schedule appointments or answer any questions.
- Lock Box: We will place a secure lock box using beam technology. This will record anyone who goes in and out along with allowing increased showings to take place. We request that anyone who shows our listings leave their business card so we can follow up with that potential buyer.
- *Special Open House: We will walk the neighborhood and invite the neighbors to an open house just for them. We will talk with them about who they know who wants to live in the neighborhood and ask them to fill out a buyer survey stating what they like and dislike about the property.
- Pre-Escrow: We recommend opening a pre-escrow in order to review the title report and make sure there are no issues ahead of time. This helps to make sure there are no potential conflicts once the property goes into contract.
- Direct Marketing to Other Brokers / Real Estate Pro’s: We have a network of brokers and agents that we have conducted business with. We market our listings directly through word of mouth in case people we know have potential buyers in the area.

- *Staging: We will work together to prepare a property for showing. We have relationships with professional stagers (if need be) and use this to our advantage to view a property from a buyers perspective.
- Open House: Team Enterprise realizes that less than 1% of homes are sold directly through an open house. We recommend holding the property open the first two weeks and leave it to the discretion of our clients after that. We are open to holding open houses after that at a client’s request.
- Follow Up: We keep track of who shows a property and keep in touch with them to help sell our listings. Sometimes situations and circumstances change and we have had success in the past selling properties this way.
- Advertising / Marketing Updates: Team Enterprise keeps up to date with our advertising and marketing efforts. We make sure to pay attention to when ads expire so we don’t create a time lapse in our marketing campaign. This is especially important in the beginning.
- Transaction Management: We pay close attention to our contracts, contingency removal periods and timelines to make sure everything goes according to the contract. We have a full time escrow coordinator to assist us with the finite details and make sure there are no loose ends.
- Weekly Contact: We communicate with our clients on a weekly basis to discuss how the transaction is progressing and if there need to be any adjustments. We will also talk about the results of the marketing, answer any questions and talk about strategy & results.
- Escrow Coordinator: Team Enterprise uses a professional escrow coordinator to insure efficiency and accuracy during all transactions.
